What this service actually is
Tile itself doesn't really get dirty in a way that a regular mop can't handle. Grout is a different story. The porous surface of cement grout absorbs mop water, cleaning residue, minerals from hard well water (very common in the Valley), and foot traffic soil - and over a few years, it turns a shade of gray-brown that no amount of regular mopping will lift.
Professional tile and grout cleaning addresses the grout specifically. We use a combination of alkaline cleaning solution, mechanical agitation, and extraction to lift the deep-seated soil out of the grout pores. The result is grout that looks the color it was when it was installed, which often looks almost shocking to the customer because they'd forgotten what the original color actually was.

Quote by square footage
Tile and grout pricing is based on square footage of the tiled area. Kitchens, bathrooms, and entryways are the most common jobs. Showers are quoted separately due to the vertical work.
Pre-clean and assess
We vacuum the area, apply the cleaning solution, and let it dwell so it can work into the grout pores. During the dwell we assess whether any stain areas need extra attention.
Agitation and extraction
Mechanical agitation along every grout line, followed by extraction of the dirty solution. This is the step that does the actual lifting - not the mop, not the scrub brush, not the “grout marker” you can buy at the store.
Walk-through
We walk the results with you. If you want a grout sealer applied to extend the clean look, we can do that as an add-on while we're there - typically the most efficient time to do it.

Questions we get asked a lot
How much does tile and grout cleaning cost?
Square footage is the main driver. A standard kitchen floor, a master bathroom, and an entryway are all in different ranges. Use our quote form and we'll send a specific number for your rooms.
Can you restore my grout to white?
Often, yes - if the grout started white or light colored and has just accumulated soil, we can usually return it close to its original shade. Grout that was dyed a different color, or grout that has been stained by something permanent like dye transfer, may not go all the way back to white. We'll be honest about what we can do before we start.
Can you clean the shower floor and walls too?
Yes. Shower tile and grout cleaning is a specific scope (vertical work is different from horizontal) and is priced separately from floor tile, but we do both all the time.
Is this safe for my pets?
Yes. The products we use are safe for pets and kids once the area is dry. During cleaning we ask that pets and kids stay off the wet area; once it's dry, normal use is fine.
How long does it take?
A typical kitchen floor takes 90 minutes to 3 hours depending on size and condition. Bathrooms are faster, entryways are faster. The floor is walkable almost immediately after we leave.
